The spring cleaning ritual coincides with spring home &amp; garden shows offering fresh ideas and designer trends, along with resources to make them happen.<\/p>\n<p>One of the most interesting housing trends in California this year&#8211;the result of Assembly Bills 68 and 881 passed in 2019 and taking effect Jan.1, 2020&#8211;requires every local government in California to follow a new regulatory framework for ADUs (granny flats). It allows for one freestanding ADU and a junior ADU created within the square footage of the existing house on most single-family lots. Also, cities must fast-track, 60-day approvals for ADUs with no minimum lot size requirements and a maximum 4-foot setback from property lines. And, local governments cannot impose impact fees on ADUs under 750 square feet.<\/p>\n<p>An event next week in Los Angeles, Granny Flats 101, helps homeowners cut through the red tape to build these units.
