Spring inspires many to get rid of items cluttering their lives. The spring cleaning ritual coincides with spring home & garden shows offering fresh ideas and designer trends, along with resources to make them happen.
One of the most interesting housing trends in California this year–the result of Assembly Bills 68 and 881 passed in 2019 and taking effect Jan.1, 2020–requires every local government in California to follow a new regulatory framework for ADUs (granny flats). It allows for one freestanding ADU and a junior ADU created within the square footage of the existing house on most single-family lots. Also, cities must fast-track, 60-day approvals for ADUs with no minimum lot size requirements and a maximum 4-foot setback from property lines. And, local governments cannot impose impact fees on ADUs under 750 square feet.
